All apartments or other rental units (ADUs or Duplexes) must be rented for a minimum of a 1-year lease. 

Single family residences, condominiums, or properties that qualify under the Sunset Specific Plan can be rented for initial terms of 31 days or more. Note: Effective January 1, 2025, the lease term will increase from 31 days to one (1) year minimum lease term.

Vacation Rental Violations

When Code Enforcement learns about a vacation rental in violation of these laws, a case will be generated, and the enforcement process will begin.  The following is a general guideline on how enforcement will proceed. 

Step 1 - A warning notice may be issued to all responsible parties.  The tenant or property owner will be directed to take the appropriate steps to correct the violation. This means the immediate stoppage of renting housing for less than 31 days and discontinuation of all advertisements for such an activity.

Step 2 - If the violation continues, citations will be issued to all responsible parties.  These fines will begin at 400% of the advertised rental rate and go up to 800%.  Advertised Rental Rate shall be defined as the advertised nightly rate multiplied by the minimum number of nights required to rent the dwelling or part of the dwelling. The Advertised Rental Rate shall not include deposits or ancillary fees. For ads without listed rental prices, fines range from $1,000 to $5,000.

* Please note, these fees apply to vacation rental advertisements without a listed rental price and residential uses, such as a dwelling unit lease term.

 

For late payments, or payments made 21 Days after a citation is issued, Late Penalty Fees may apply. For more information, contact the Code Enforcement at (323) 848-6437.

Step 3 - Continued non-compliance may result in this matter being referred to the City Prosecutor's Office for criminal prosecution.

Exceptions
