The proposed project includes demolition of the existing one-story commercial building at the southwest corner of Santa Monica and La Cienega Boulevards, and redevelopment of this 11,349 sq. ft. site with a new six-story, approximately 33,400 sq. ft. mixed use-building containing 3,791 sq. ft. of ground floor commercial uses and approximately 28,500 sq. ft. of residential use for 30 condominium homes over two underground parking levels with 31 parking spaces.
The 30 dwelling units include twenty 1BR units with an average size of 787 sq. ft., ten 2BR units with an average size of 1,126 sq ft., and four of these units will be permanently affordable pursuant to WHMC Section 19.22.030. Private balconies and a rooftop deck will provide open space for the residents, and vehicular access/egress for the development is proposed through a driveway along La Cienega Boulevard.
