Applicant is proposing a development of a new 5-story apartment building at the corner of Fountain and Crescent Heights Blvd. with 90 units (76 market-rate and 14 affordable) and 2 levels (1 full & 1 partial) of subterranean parking. The massing of the building is pulled away from the street. An L shape configuration defines an open courtyard scheme that opens to the South and the East. The building offers a backdrop for the generous outdoor spaces. The simple fenestration of the building is a pattern of voids within the overall massing, the voids are a direct result of the private outdoor space requirements for each of the units. Generous landscaping is provided along the streets at the highly visible corner lot, providing more than the required outdoor open space.
